Trakheesi permit (Dubai) + portal listing
Listings go live across Bayut, PropertyFinder, Dubizzle and Houza simultaneously. In Dubai we pull a Trakheesi permit before posting — required by DLD; many freelance brokers skip this and get listings taken down.
Private tenant database
We work a database of pre-qualified tenants who've registered with us but haven't found a match yet. Most properties get a viewing scheduled with a database tenant in the first 72 hours, before the portal listing even peaks.
Viewing coordination by a RERA-licensed broker
Every viewing is done by an actual RERA card-holding broker — not a junior on commission, not a property finder routing the viewing through a third party. We send you a daily summary of who viewed, what they thought, and whether they're an active applicant.
Full tenant KYC + shortlist
Emirates ID + passport + visa page · employment letter ≤ 30 days old · salary ≥ 3× monthly rent · 3 months of bank statements · landlord reference from current residence · post-dated cheque clearance check. You see a shortlist of 3–5 vetted candidates with the full file on each.
Tenancy contract, registration, and handover
We draft the tenancy contract, file Ejari/Tawtheeq/Tasdeeq, collect post-dated cheques, attend the handover walk-through with a signed inventory list, and hand over keys to the tenant. Then we're out of your way unless you upsell to full management.

Viewing coordination + vetted shortlist of 5–7 candidates
We coordinate viewings on your behalf (you don't need to be there), pre-vet candidates against our 6-point checklist, and present you with a shortlist of 5–7 serious applicants ranked by fit.
KYC + contract + Ejari/Tawtheeq/Tasdeeq + cheque collection
Once you pick the tenant, we run the full KYC, draft and execute the tenancy contract, register it with your emirate's tenancy system, collect post-dated cheques, and complete the keys-in-hand handover with a signed inventory list.
Ras Al Khaimah-specific notes
RAK has fewer regulatory hand-offs than Dubai or Abu Dhabi — no Trakheesi permit, no Ejari, no centralised portal. Listings get more time for candidate vetting because the bureaucratic overhead is lower. Most matches close faster.
Tenancy registration goes direct to RAK Municipality (hand-filed); FEWA connection follows. We handle both end-to-end.
One-month rent. Paid only on a signed contract.
Standard introductory commission: one month's rent — UAE industry standard. Charged once, at contract signing, by the tenant. You pay nothing unless we deliver a signed tenant.
Premium properties (annual rent above AED 120,000): flat-fee option from AED 4,999 — sometimes cheaper than the one-month percentage on a high-rent villa.
What's not included: Ejari/Tawtheeq/Tasdeeq filing fee (AED 220 in Dubai, slightly less in other emirates) and any pre-listing repairs or deep-cleaning you elect to do — quoted separately by Prokeep at transparent rates.

Everything you'd want to ask
In Dubai, only RERA-licensed brokers are legally permitted to introduce tenants — so if you list privately on Bayut without one, you're technically in breach of DLD regulations. In other emirates the rules are looser, but a broker still pre-vets candidates, draws up the contract, and registers it. Most landlords burn through the one-month commission in saved time and avoided bad-tenant losses.
Median time-to-signed-contract on properties we list is 18–32 days in Dubai, 25–40 days in Abu Dhabi and Sharjah, longer in the Northern Emirates. Faster if the asking rent is at or below market; slower if you're pricing above. We give you a realistic time estimate at the property assessment.
Emirates ID (both sides), passport bio page, current UAE visa page, an employment letter dated within the last 30 days, the last 3 months of bank statements, and 4 post-dated cheques covering the annual rent. For new arrivals we accept a job offer letter plus a 3-month deposit if the visa hasn't issued yet — you sign off on this on a case-by-case basis.
Yes — most of our absentee-landlord clients have never set foot in our office. We accept a Power of Attorney (notarised at any UAE embassy), coordinate viewings, KYC and contract signing on your behalf, file the tenancy registration, collect cheques, and remit rent to your nominated account.
No. Our commission is paid by the tenant at contract signing — if no contract is signed, no commission is charged to either side. The only out-of-pocket items are pre-listing repairs or deep-cleaning you elect to do, which are quoted separately by Prokeep and only proceed with your written approval.
Industry standard in Dubai and Sharjah is 4 cheques (quarterly). Abu Dhabi tenants more often pay in 1 or 2 cheques. RAK, Ajman, Fujairah and UAQ skew towards annual lump-sum or 2-cheque arrangements. Fewer cheques = lower risk of bounce + better cashflow visibility, but smaller candidate pool. We help you weigh the trade-off per applicant.
Yes — until contract signing, both parties are free to walk. We don't pressure you into accepting a candidate; we present the shortlist with the full file on each, you decide. The only thing we won't do is help you refuse on grounds that breach UAE anti-discrimination provisions (nationality alone, for example).
